Abstract [sv]

Denna studie undersöker hur en bostadsrättsköpare tolkar den finansiella informationen som tas upp i bostadsrätts årsredovisning, och därmed försöker bedöma relevanta risker kopplade köp av bostadsrätt. Finansiell läskunnighet har en stor inverkan på individens förmåga att fatta välgrundade ekonomiska beslut enligt tidigare forskning. 

Syftet med studien är att undersöka hur bostadsrättsköpare resonerar kring den finansiella ekonomin vid köp av bostadsrätt, med särskilt fokus på hur de uppfattar potentiella risker. Datainsamlingen har genomförts genom nio semistrukturerade intervjuer med individer som tidigare har köpt en bostadsrätt i Sverige. Intervjuerna har både genomförts i person samt digitalt. Det insamlade materialet har analyserats och tematiseras. 

Den slutliga resultatet visade att majoriteten av alla intervjupersoner kändes har en grundläggande förståelse gällande deras förmågan att förstå finansiell information, men samtidigt kände respondenten sig inte helt trygga med att tolka den ekonomiska informationen i årsredovisningen helt själva och istället tog hjälp av personer i sin omgivning till exempel närstående, kollegor bank och mäklare. Resultaten visar också att tidigare erfarenhet vid köp av bostadsrätt har en inverkan på hur trygg respondenten kände sig i att tolka den ekonomiska informationen men fortfarande inte helt säker i vad det egentligen innefattar.         

Abstract [en]

This study examines how condominium buyers interpret financial information presented in housing association annual reports, and how they assess relevant risks associated with purchasing a condominium. Previous research shows that financial literacy has a significant impact on individuals’ ability to make well-informed financial decisions.

The aim of this study is to investigate how condominium buyers reason about financial information in relation to a condominium purchase, with a particular focus on how they perceive potential risks. The data collection was conducted through nine semi-structured interviews with individuals who have previously purchased a condominium in Sweden. The interviews were carried out both in person and digitally, and the collected data was analyzed using a thematic approach.

The results show that the majority of respondents perceived themselves as having a basic level of financial understanding. However, many respondents did not feel fully confident in independently interpreting the financial information presented in annual reports and therefore relied on external support, such as family members, colleagues, bank representatives, and real estate agents. Furthermore, the findings indicate that previous experience of purchasing a condominium contributed to increased confidence in interpreting financial information, although it did not necessarily result in a complete understanding of its content and implications.
