Investment & Management Strategies in the Real Estate Sector in an Era of Ageing population and Declining Birth Rates (English)
Abstract [sv]

Stora delar av världen däribland Sverige har ett historiskt lågt barnafödande men även en åldrande befolkning. Den demografiska struktur vi nu är på väg mot har aldrig skådats i modern tid tidigare. Frågan är hur samhället och ekonomin påverkas av detta, och hur agerar företagen för kunna anpassa sig till dessa trender. En ny demografisk struktur med större andel äldre och lägre andel yngre skapar även skiften i behov och efterfrågan på fastighetsmarknaden. Studien ställer sig frågan vilka dessa nya behov är? och hur agerar samt planerar den trögrörliga fastighetsbranschen för att anpassa sig till en ny demografisk trend? Syftet med studien var att undersöka hur kommuner och fastighetsbolag planerar sin verksamhet och utformar sin strategi med en åldrande befolkning och lågt barnafödande. Studien har en kvalitativ forskningsansats och det empiriska materialet samlades in genom semistrukturerade intervjuer med respondenter som representerar fastighetsbolag och kommuner med ägande av bostäder och samhällsfastigheter. Resultatet indikerar en medveten bransch med kunskaper för den nuvarande demografiska trenden. De flesta respondenter såg ett ökat behov av bostäder anpassade för äldre. Däremot sågs ämnet som ett sekundärt problem i verksamheten. Vissa organisationer kände av skiftet mer än andra, och det var framförallt också dessa som hade agerat på riktigt. Bolag som har möjlighet att skifta geografier och segment har valt att fokusera mindre på fastigheter för förskola och utbildning men också varit mer selektiva i sin strategi kring geografisk placering. Vissa respondenter upplevde inte samma problematik och hade generellt ett mindre fokus på frågan. Flera fastighetsägare hade installerat olika installationer och funktioner i bostäderna som lämpade sig för äldre, detta var däremot inte något som samtliga aktörer hade fokus på varken historiskt eller som plan framåt. Kommande tid är respondenterna övertygande om att det krävs fler bostäder för äldre. Nyproduktion av hyresrätter är något som man i de flesta fall undviker för tillfället. De respondenter med insyn i kommunal verksamhet menar att det finns en omfattande planering av nya särskilda boenden och vårdboenden medan på andra sidan av åldersstrukturen stängs förskolor ned regelbundet men samtidigt står man redo och planerar för ett potentiellt framtida skifte.

Abstract [en]

Big parts of the world including Sweden are experiencing historically low birth rates but also a rapidly ageing population. The demographic trajectory now on its way is unprecedented in modern history. The question is how the society and economy is going to be affected by this change. and how do companies adapt to these relatively new trends? A population structure with a growing share of elderly and a declining share of younger people will most likely create a shift in what is demanded in the real estate market. This study examines these shifting demands and how the traditionally slow-moving real estate sector acts and plans for this relatively new demographic trend. The purpose of the study was to investigate how municipalities and real estate companies plan their operations and formulate strategies in the context of an aging population and declining birth rates. The study uses a qualitative research approach with empirical data being collected through semi-structured interviews with respondents representing both real estate companies and municipalities who own and develop residential or public properties. The findings indicate that the industry is aware of the current demographic trends. Most of the respondents had identified the need and increasing demand for housing adapted för elderly, however this this was generally treated as a secondary problem. Some organizations could feel the effect more than others, and it was also these organizations that had taken action. Organizations that are not geographically or segment-“locked” by a municipality had in some cases actively chosen to focus less on properties mainly used for preschool and educational purposes and also adopted more geographically selective strategies. While other respondents felt less pressured with the issue. Several property owners had installed features and technical installations suited for older residents, though this was far from a universal priority. Looking forward the respondent is convinced that more housing adapted for the elderly is needed. The construction of new rental housing is being avoided because of other external factors at the moment. Respondents with insights into municipal operations explain there is extensive planning for new construction of special housing and care facilities. At the other end of the age structure preschools are closing regularly. but at the same time municipalities remain prepared and are planning for a potential future reversal in birth rates.
