Abstract [sv]

Många hus från miljonprogrammet är idag i behov av flera större renoveringsåtgärder. Husen från miljonprogrammet har betydligt högre energiförbrukning än vad dagens byggkrav tillåter, och med nya mål från bland annat EU och Sveriges regering som snart träder i kraft, är det viktigt att något görs åt dessa energislukande byggnader. Syftet med rapporten är att jämföra ett renoveringsalternativ med ett nybyggnationsalternativ ur en ekonomisk- samt ur en energisynpunkt. Målet är att föreslå det mest lönsamma alternativet. För att nå målet kommer program som Revit Architecture, IDA ICE och BidCon användas samt litteraturstudier. Resultatet visar att oavsett vilket fasadmaterial som väljs så blir det mer lönsamt att renovera den befintliga byggnaden istället för att riva den och bygga en ny. Genom att renovera byggnaden blir den totala kostnaden betydligt lägre jämfört med nybyggnationsalternativet, samtidigt som energiförbrukningen nästintill blir densamma. Ur de boendes synvinkel får renoveringsalternativet också ses som det mest lönsamma då hyran för detta alternativ blir relativt mycket lägre än för en nyproducerad bostad.

Abstract [en]

A lot of houses from the Million Homes Programme are currently in need of several major renovation measures. These houses have significantly higher energy consumption than today's construction requirements allow. With new goals from the EU and the Swedish government that will soon be standard, it is important that something is done about these energy consuming buildings. The purpose with the report is to compare a renovation option with a new production option. This is done from an economic point of view and from anenergy point of view. The goal is to propose the most profitable option. To reach this goal programs such as Revit Architecture, IDA ICE and BidCon are used, as well as literature studies. The result shows that it is more profitable to renovate the existing building rather than demolish it and build a new one. By renovating the building, the total cost is significantly lower compared to the new production option. The energy consumption almost becomes the same. From the residents' perspective, the renovation option is also seen as the most profitable option since the rent for this option is much lower than for a newly built home.
