Lean som utvecklingsmöjlighet för NCC:s koncept Hållbar Renovering

Abstract [en]

For a long time, the Construction Industry has been characterized by conservative thinking with the consequence that production costs are high. While the products of other industry sectors are constantly improved in fierce competition, with high quality and lower prices as the result, the unwillingness in construction to change has prevented such development in our sector. Today, construction costs have reached levels which require a step-change to reverse the sharp increase.The production philosophy Lean is most often used for new-build. The purpose of this thesis is to investigate if the Lean can lead the industry in the right direction and reduce production costs for refurbishment and renovation. Lean derives from Japan where the philosophy was developed by the car company Toyota. The philosophy combines the advantages of craft production and mass production, resulting in an efficient production system, TPS. This was made possible by elimination of the non-value adding activities and maximizing of the activities that created value for the costumer.In this study NCC’s concept Hållbar renovering (which translates into Sustainable renovation) has been investigated and the conclusions that are made intends to develop the concept from a Lean perspective. The concept was defined a few years ago as a way to meet the great demand of renovations of the buildings from Miljonprogrammet (the plan to build a million apartments in Sweden 1965-1975). The buildings that were built in Sweden during the 60’s and 70’s have passed their technical life-span and require extensive renovations. The Hållbar Renovering concept was designed in 2008/09 to create an efficient renovation process that creates profitability for property owners.The results of the study are based on interviews conducted from regional to national level with clients and NCC staff involved with the concept. The concept has great potential and fills a great need in the market. However, the conclusions in this report indicate that there are many opportunities for improvement. The first focal point for development is that there currently is lack of consensus within the organization about the concept. By defining the core and the standard method for the concept NCC would ensure that renovations made within Hållbar Renovering is the same regardless of where in Sweden it is implemented. By doing that, NCC would be able to better utilize their collected experiences. At the end of the day, the opportunities for improvement presented in the conclusions in this report are a matter of credibility with the clients.
